If you want to purchase properties work with me so I can advise you on what rental rates you would get for the properties you are considering.

To rent your property quickly, we list your property for rent in the multiple listing so all the agents have access.  In addition, that site sends the listing out to 100+ other sites and we list it on the military site (AHRN), local bases and MD Housing site. We have our own rental application that requires more information from the applicants than the standard form.   We also note in the listing whether pets are allowed and deductible for each repair after the first 30 days that the tenants are responsible to pay.

We qualify tenants by running a credit report (that they pay for). We calculate the credit to debt ratio, which we like to be 50% or less. Current and previous landlords are checked, as well as, current and previous employers. We write the lease, handle the move in, sign out keys and get a written walk through from the tenant. We will take a minimum of one months rent as a security deposit or a maximum allowed by law, of two months rent. The security deposit is held in an escrow account, as required by law. We have an escrow account set up to hold these funds. And we will handle the security deposit release at the end of the lease, as well as the appropriate interest you must pay to the tenants.

Where the city, county and/or state require a Rental license, we apply for your rental license, as well as, getting the property in compliance.  If you don’t already have a license there is a $50 fee for us to set up, as well as, what the fee is from the city or county.

Depending on the age of your home a lead inspection may be required.  We will handle setting up the inspection and any required work to ensure compliance. Our fee to coordinate the testing is $100, as well as the other company’s testing fee.

We write the lease, handle the move in, sign out keys and get a written walk through from the tenant.  We will take a minimum of one month’s rent as a security deposit or a maximum allowed by law, of two month’s rent. We make sure the utilities are changed over. All the tenants contact is directly with DEMCO, they only have your name on the lease.  No further information is given out to anyone.

The security deposit is held in an escrow account, as required by law.  We have an escrow account set up to hold these funds.  And we will handle the security deposit release at the end of the lease, as well as the appropriate interest you must pay to the tenants.

We handle financial matters...we collect rents; pay your mortgage, HOA/Condo fees and repairs.  Then we send you a monthly payment or deposit directly to your financial institution. A monthly statement is sent to each owner via regular mail or email.  You can also go on line and check on the status of your account on line with our specialty software.

Inspections are performed once a year inside, including tenants moving in or out and when our contractors are out there, or we drive by.  Inspection reports are sent to you so you are aware of the condition of the property along with pictures of your home.

If the tenant hasn’t paid the rent by 12th of the month, then non-payment of rent is filed with the courts for possession.  We work with an attorney who represents you in court.  When necessary, we supervise tenant evictions.  There is an additional fee for the extra time we have to spend on an actual eviction and that is charged to the tenant.  If you already have a lease with a tenant when we take over and they are behind or late there is a charge of $100 to do the 1st filing and get everything set up with the attorney.

We enforce the lease, including lawn up keep, ensure the furnace filters are changed regularly, charge repair deductibles, late fees and return check fees. 
 
Maintenance and repairs are ordered through this office and all work is coordinated by the dedicated staff. We will arrange for any repairs through independent contractors or we will use any repair people you prefer, as long as they are licensed and insured.  The tenant must notify us for repairs.  We do have a 24 hour emergency number for immediate repairs.  Copies of all bills are sent to you and a monthly statement of income and expenses.  These are your copies to use for your tax records.  We also have air conditioning units and space heaters we can rent to the owner for the tenant instead of them going to a hotel in a extreme temperature outage.

 

There are fees to get started with our service.  We ask for $250.00-$400.00 with the management agreement, as a reserve for repairs and/or unexpected expenditures.  Our management fee for our service is 10% of the monthly rent.   A discount is available if you have more than one property. When we list your property for rent there is a charge of 84% of one month’s rent   to cover real estate commissions. This is a discount to our clients who use the property management service.  When a current tenant renews his lease the charge is 25% of one month’s rent.    You are only charged one of  the 3 fees in any given month. There is a flat $200 set up charge.  If you already have a tenant and they are behind or late on their rent there is $100 to do the 1st filing and get everything set up with the attorney, plus the attorneys cost. If we have to have the lead test done the fee to coordinate the testing is $100, as well as, the other company’s testing fee. If you don’t already have a license there is a $50 fee for us to set up, as well as, what the fee is from the city or county.

Your HOA OR CONDO payment is made by the 6th, unless the tenant pays the rent late.  Your owner disbursement and financial statement is mailed by the 10th of each month. We can mail you an actual check or wire funds into an account of your choice. We will issue you a 1099 for your taxes and a list of   the annual expenses with an end of the year statement, at the end of January. We are integrating on line services for the owners and tenant in our specialty software.
